Position Title: Complex Manager
Reports To: Board of Trustees, Disa Park
Location: Disa Park, 36 Clifford Road, Vredehoek, South Africa
Position Type: Full-Time
Salary: Market Related. This includes accommodation on site at Disa Park included in the package (3 bedroom cottage of 120m).
Starting Date: This role is required to start on 1 June 2024
About Disa Park:
Disa Park is a residential complex known for its vibrant community and scenic views. We are currently seeking a dedicated and experienced Complex Manager to oversee the maintenance, security, and project management within the complex. Disa Park is nearing 60 years old and the building and infrastructure needs care and maintenance to ensure a further 60 years of vibrancy.
Purpose of the Position:
The Complex Manager will be responsible for the overall management of the Disa Park complex, including the supervision of maintenance and ground staff, security personnel, and the execution of projects to enhance the complexs facilities and services. This position requires an innovative person who wants to work with the body corporate to bring Disa Park to what it deserves to be, which is a jewel of Cape Town.
Key Responsibilities:
- Oversee daily operations of the complex, ensuring efficient management of maintenance and security teams.
- Plan, execute, and manage projects related to facility upgrades, renovations, and repairs.
- Develop and implement strategies for the effective management of people, including staff training, performance evaluations, and motivation.
- Ensure the complex meets all safety and quality standards, conducting regular inspections and risk assessments.
- Manage budgets, forecasts, and financial planning for maintenance projects and operational costs.
- Compile and present regular reports on maintenance activities, security incidents, project progress, and financial performance to the Board of Trustees.
- Foster a positive relationship with residents, addressing their concerns and feedback promptly and effectively.
- Ensure compliance with all relevant legislation, bylaws, and regulations governing residential complexes in South Africa.
- Negotiate contracts with vendors and service providers, ensuring cost-effective services without compromising quality.
- Implement and maintain a comprehensive database for tracking and managing maintenance schedules, resident communications, and project timelines using advanced computer skills.
Qualifications and Experience:
- Minimum of 5 years’ experience in property or complex management, construction or related field with proven expertise in project management and people management.
- Strong background in financial management, including budgeting, forecasting, and financial reporting.
- Excellent computer skills, with proficiency in property management software and Google Workspace.
- Outstanding leadership, communication, and interpersonal skills.
- Knowledge of the Community Schemes Ombud Service Act, Sectional Titles Schemes Management Act, and other relevant South African legislation.
- Bachelor’s degree in Business Administration, Property Management, Engineering or related field is an advantage.
